Luxury real estate

Still in the house, years after the closing gift.

You were the most important person in their life for ninety days. LENS keeps you on the coffee table for the years after that, in the house you found them.

After the closing

You were the most important person in their life for ninety days. Then you were not.

You found the house. You handled the inspection, the appraisal that came in low, the seller who changed her mind twice. You sent the closing gift and you meant it.

Then they moved in, and life closed over the whole thing, and you have not been in that house since.

The conversation you are never in the room for

"Karen found us this place. Take that, it is hers."

Seven years later the neighbors are over, and somebody at the table says they are thinking about selling. The husband is already saying the name of whoever has been sending postcards.

Your client picks up the issue that has been sitting on the table since March. "Karen found us this place. Take that, it is hers. Her message is inside."

The name that comes up is whoever has been in the house in the meantime. With LENS, that is you, four times a year, in every house you have ever sold.

The publication

Your name is inside, where it is found rather than shown.

One hundred and forty pages about a life of significance: remarkable people, places, and pursuits, made by professional writers and photographers, with no advertising anywhere in it. It arrives from you four times a year, and nothing in it is about you or about your work.

Your part is the gates, the panels tucked inside the covers beside a single gold rule: your photograph, your firm, your message, and your name. Our designers build them with you, once. The first issue is delivered in the LENS box with your announcement on top, and the cover carries only a photograph, the wordmark, and the issue number, so it goes on the table rather than in the recycling.

The object

It looks like it belongs in the house.

Heavy stock, full-bleed photography, no advertising. Closer to what is already on their table than to anything with a logo on it. When the neighbors are over, it is the thing somebody picks up while the drinks are being made, with your photograph inside the cover.

Work with our designers

They build your gates and your announcement with you, once, from a short conversation. You approve them.

The first issue is delivered

It arrives at the homes and offices in the LENS box with your announcement and your message on the gates inside.

See how it lands

Then decide who continues. Anyone you keep receives the next three issues. Anyone you do not is released, and the copy they already have was still a gift from you.

Questions

What about past clients I have not spoken to in years?

Those are the best names on the list. The first issue arrives as a gift with no explanation required and no ask attached, which is a considerably easier re-entry than a phone call.

Can I add people during the year?

Yes, up to the day the next list closes. Most agents add every closing as it happens.

Will it look like marketing on their table?

The front cover carries a photograph, the wordmark, and the issue number. Nothing else. Your name is inside.

Do my sellers and buyers both get it?

Whoever you put on the list. Most agents include past clients, current prospects, and the two or three people who feed them business.

The fastest way to understand it is to hold one.
